Though maintaining a Ranch Tank is easier to manage than a traditional pool, there is still much that needs to be done on a regular basis to ensure your swimming environment is clean and safe, and to keep your equipment running smoothly. We now offer an optional maintenance package to service your Ranch Tank either every week or every two weeks by our on-staff Certified Pool Operator, so you don’t have to.
Each visit includes the following services:
• Thorough tank cleaning: skim water, brush, and vacuum tank floor
• Chemical balance check
• Backwash or spray clean the filter
• Empty the pump pot / basket
• Equipment inspection & repair diagnoses (as needed)
• Add chemicals as needed
Larger diagnosed repairs may be completed with an additional fee to cover any additional parts or supplies needed, time, gas, etc.
Any issues with filter/pump malfunction or stock tank malfunction can be taken up with their respective warranties.

We recommend waiting to purchase this subscription until you've received your Ranch Tank.
Please note: Some tanks require more frequent cleaning than every other week. If your tank regularly gets pollen, pecans, acorns or shedding from trees, or if your tank is in direct sunlight, you may need to supplement our bi-weekly service with some extra skimming and/or chlorine on a more regular basis.

SHORT TERM RENTAL OWNERS

If your tank is frequently used or if you are acquiring cleaning services for a property intended for a short-term rental, we strongly advise opting for weekly cleanings. Tanks utilized for short-term rentals are subjected to considerable usage and ongoing unique challenges. Often times with high-usage tanks or short-term rental properties, we find that our weekly cleanings are not always enough to keep the water clean and clear. You may need to skim the tank or add chlorine additionally between our visits.
Our recommendation for general maintenance is using 1-2x 1" chlorine tablets in a floating chlorinator every other week and supplementing with liquid chlorine as needed.
PLEASE NOTE: We are not responsible for reviews left on properties or guest feedback regarding the cleanliness of the tank. Our cleaning services are intended for common residential tanks with average use, and short-term rental tanks may present additional challenges. While we will service tanks at short-term rental properties, we cannot guarantee that the water will be pristine for every guest who arrives. If your tank requires cleanings more often than our weekly visits, we can discuss a custom cleaning plan.
It is important to note that we are not liable for any damage or changes in the chemical balance of the water as a result of high usage, treatments performed between our scheduled visits, any actions of guests, or the negligence of non-professional Ranch Tank Co. employees.
For your and your guests' comfort and safety, we do recommend the tank not be entered for at least 2 hours after a cleaning or adding chlorine. If you are running a short-term rental, you may consider adding some guidelines for tank use with your property listing's rules or with check-in information.
Winterizing Services:
Please note that our cleaning techs do not perform winterizing services during their regular cleaning visits. That service may be purchased separately. As a result, we cannot be held responsible for any freeze damage that may occur on equipment that was not properly prepped for a freeze.
